Market ReadyGetting ready to sell a home can be stressful but it does not have to be. As your agent I will work professionally and aggressively to help you prepare, sell and market your home. Aside my strong work ethic and experience I also value the close relationship that I have with my clients throughout the entire selling process.
As an experienced agent, I also help my sellers price accordingly for their community and market. I will provide a competitive market analysis that will aid you in making an informed decision about your homes list price. I will evaluate the current market and will contrast market data against appraisal trends, as well as investigate relevant properties that are sold pending, but not yet closed.
CommunicationCommunication is key to any relationship. I will communicate firmly on your behalf, but you will always be in charge. I will provide a critical neutrality in receiving any and all offers and will be able to read between the lines of offers and counter offers giving you the facts you need to secure a positive end result.
Preparation & MarketingPrior to listing you home I will offer suggestions of marketability improvements and proper staging will help you to achieve the highest price in the shortest amount of time. Our marketing department utilizes effective tools including direct mail pieces, flyers, property brochures, email campaigns, and display advertising. In addition our web presence and custom marketing pieces will help promote your home and its unique features.
Qualifying The Buyer & Managing ShowingsIt is important to get an offer from a buyer who is truly qualified. It is my job to help with the fine points, such as distinguishing between a pre-qualified and a pre-approved buyer. I will also lend unbiased ear to the marketplace to obtain valuable feedback from showings and buyers which facilitate our goal of selling your home. We have a full time call center that facilitates calls and appointments to best meet your schedule.
Contract ContingenciesI will handle all details, communication and resolutions during contract negotiations. Increasingly, contingencies both home inspection or financing, are an integral part of the successful negotiation of any contract to purchase. These contract provisions are almost always complicated and time sensitive.
